The cost of land is generally directly proportional to the distance from the front.
The cheapest land in Ukraine is currently in the frontline regions / photo UNIANThe agricultural land market in Ukraine stabilized in 2025. The value of land increases depending on the security situation.
The press service of the Ministry of Economy noted that last year the quality of plots and their location were of decisive importance for land buyers.
So it is not surprising that the most expensive shares in the western and central regions of Ukraine:
- Ivano-Frankivsk region – up to UAH 165,615/ha;
- Ternopil region – up to UAH 126,068/ha;
- Lviv and Vinnytsia regions – more than 80-100 thousand UAH/ha.
The cheapest land, respectively, is in the frontline regions. These are the Kherson, Mykolaiv and Zaporizhia regions with the cost of shares in UAH 35,000-38,000/ha.
According to the ministry’s statistics, 115.6 thousand land plots with a total area of more than 340 thousand hectares were sold in 2025 by mid-December, of which:
- legal entities – 43,012 land shares with a total area of 128,212 hectares, with an average price of UAH 74,323 per hectare;
- to individuals – 72,597 land shares with a total area of 211,962 hectares, with a significantly lower average price per hectare of UAH 47,246.
“Despite the war risks, in 2025 the agricultural land market maintained liquidity, demonstrated a constant increase in value and a formed demand structure,” – reported Deputy Minister of Economy, Environment and Agriculture of Ukraine Denys Bashlyk.
The development of the market in 2026 should be completely predictable: it will continue to depend on the security situation, regional specifics and the investment attractiveness of shares, summarizes the deputy minister.
For comparison, in 2024, 106,669 land plots with a total area of 320,660 hectares were sold. The average price per hectare was UAH 46,678, according to the Ministry of Agrarian Policy.
The land market in Ukraine – the latest newsAs Opendatabot reported, in November, the average price of a hectare of land in Ukraine was recorded at 64,701 hryvnias. The previous figures were 63,548 hryvnias in October and 61,355 hryvnias in September.
In general, Ukrainians have already invested more than 30 billion hryvnias in agricultural land during the four years of the market’s operation.
