In January 2026, the number of ads for renting housing in Ukraine decreased in most regions, and the capital retained its leadership in the cost of renting one-room apartments.

The largest drop in supply was recorded in Sumy and Chernihiv regions – minus 33% each, as well as in Odesa region – minus 20%. At the same time, an increase in the number of advertisements was observed in the Volyn (+12%) and Kharkiv (+11%) regions.
In January, Kyiv again became the most expensive city for renters: the average price of a one-room apartment reached UAH 22.5 thousand per month, which is 2% more than in December 2025. The most affordable rent is in the Kharkiv region, where you can rent a “one-bedroom apartment” on average for UAH 4.7 thousand.
In the capital itself, the most expensive apartments are traditionally in the Pechersk district — about UAH 25,000 for a one-room apartment. The cheapest offers were recorded in the Desnyan district — approximately UAH 9,000.
Demand for rent at the beginning of the year changed unevenly depending on the region. Analysts recorded the greatest increase in interest in Zaporizhzhia (+20%), Kherson (+15%), Kharkiv (+14%) and Ivano-Frankivsk (+14%) regions. At the same time, the largest drop in demand occurred in the Cherkasy region — minus 15%.
During 2025, the offer of housing for rent in the western regions of Ukraine has significantly decreased. At the same time, there was an increase in demand for rent.
