Lviv topped the ranking of Ukrainian cities by the cost of housing and became the leader in terms of the most expensive square meters.

According to Unanyan, prices have increased in other Ukrainian cities as well.
“The top 5 cities in terms of price growth per square meter on the primary market over the past year are Lutsk (+8%), in fifth place – Ivano-Frankivsk (+9%), in third place – Odesa (+13%), Khmelnytskyi (+13%) and Ternopil (+15%),” she said.
Since the beginning of the full-scale invasion, prices per square meter have increased primarily in the cities of the western regions:

Currently, Lviv maintains the leadership in terms of price per square meter both on the primary and secondary markets. Housing prices in Kyiv have not changed much over the past year: a one-room apartment in Lviv costs from $67,000, while in the capital – from $65,000. Uzhgorod is also noted as one of the most expensive cities in terms of real estate prices – apartments here start at $63,000.
In 2025, housing rental prices increased slightly: in Kyiv and Lviv by only 3%.
Real estate prices in Ternopil have risen especially rapidly. According to the LUN platform, owner-occupied apartments rose in price by 11-15%, and new buildings by 8% in currency. Previously, Ternopil was considered one of the cheapest cities in western Ukraine, but now, in order to purchase at least a one-room apartment, Ukrainians will have to save their entire salary for about six years.
